Looking for a three-bedroom villa in Bahía de Banderas

Private infinity pool and ocean-view terrace at a Punta Mita villa in Bahía de Banderas, Nayarit, late afternoon

The honest answer first: the villas we know best in Bahía de Banderas start at four bedrooms. Most of what we hold on the Punta Mita peninsula was built for families who arrive as a group, and the fourth bedroom is usually the bunk room, the studio, or the flex space that the architect added for exactly the kind of trip you're planning. So if you're searching for three bedrooms because six or eight of you are coming, you're in better shape than you think. If you're searching for three bedrooms because that's what you want to pay for, that's a different conversation, and one worth having before you book anything.

What follows is what we'd actually tell you on the phone: which houses fit a group of six to eight, which one absorbs a full dozen, and what the fourth bedroom is really for in each.

Six or eight of you, four bedrooms, and the extra room nobody fights over

Three of our Bahía de Banderas houses sleep eight across four bedrooms, which is the configuration most three-bedroom searchers are really after. They differ in ways that matter.

Villa Rincon del Mar sits in Porta Fortuna, inside the Punta Mita gates, and it's the one I'd push you toward if your group skews adult. Two kings with en-suites, a third room with two queens, and a studio with another two queens, so four couples never have to negotiate. Heated infinity pool, hot tub, alfresco dining laid for eight, and a six-passenger electric golf cart to get you to the beach clubs. Daily maid service plus breakfast and lunch preparation come with it.

Villa Coco - Iyari, up in the Iyari community, is the most flexible of the three, and in a specific way: one of its four bedrooms converts to a TV room on request. So a party of six that wants three king bedrooms and somewhere to put the kids and a screen at nine at night can have exactly that. Three of the four rooms have king beds, the fourth has twins, and the infinity pool looks out over the Pacific. Daily housekeeping and a golf cart are waiting at check-in.

Villa Monarca, in Kupuri Beach Residences, is built around children. Two king rooms with ocean views, a room with two queens, then a bunk room designed for kids and a flex room with sofa beds. Six bathrooms for eight guests, which tells you something about how the mornings go. Kupuri Beach Club is a walk away rather than a drive, and there's a six-passenger cart for everything else.

When the count creeps up: twelve in four bedrooms

Casa Rayo Del Sol is the house to beat when the number keeps growing between now and December. Four bedrooms, twelve people, and the arithmetic works because the fourth room holds two bunks with four single beds in it and has the pool table in the same room, which is where the children will be from about four in the afternoon onward. Two kings, a room with two queens, every bedroom opening to the garden, the pool or a patio.

It sits in the Las Palmas enclave, a five-minute walk from the Pacífico Beach Club, and the stay includes a cook who makes breakfast or lunch daily, daily housekeeping, concierge, and both a four- and a six-person golf cart. Twelve people on holiday generates an enormous amount of logistics. Most of it disappears here.

Five bedrooms, and when they're worth the stretch

Villa Four Seasons is a private villa inside the Four Seasons Punta Mita, five en-suite bedrooms, sleeps ten, with a private heated pool and an outdoor jacuzzi. It is nobody's idea of a three-bedroom villa. But I'd mention it to one specific traveller: the person who wants a villa and a hotel at once. Breakfast preparation is included, Four Seasons room service reaches the house, concierge runs twenty-four hours, and the resort's spa, pools, lazy river and Kids Club are there when you want them. Resort fee payable at the front desk for access to the resort pools and amenities.

Worth knowing if you're thinking about Christmas: holiday dates here usually need at least seven nights, and we'd rather do fourteen if your stay crosses Christmas or New Year's week. Talk to us early for those weeks.

The thing almost every Punta Mita villa comes with, and why it changes the trip

Villa Coco, Villa Monarca, Casa Rayo Del Sol, Villa Rincon del Mar and Villa Four Seasons all carry the Punta Mita Premier Golf Membership. In practice that's the key to the peninsula: the Pacífico and Bahía courses, both Jack Nicklaus designs, the tennis and fitness centres, and the beach clubs, Kupuri, Pacífico, El Surf Club and Sufi Ocean Club. Access fees apply in places and the St. Regis beach club works on a day pass with a food and beverage minimum, so it isn't a blanket free pass. It is, though, the reason a villa inside the gates behaves differently from a villa outside them: you get a house with a private pool and a kitchen, plus somewhere to eat lunch with your feet in the sand without booking a hotel room.

The golf carts matter more than they sound. Punta Mita is a big peninsula and the carts are how residents move around it. Every one of the houses above includes at least one.

Out of the gates: the towns people actually drive to

The reason to base yourself in Bahía de Banderas rather than Puerto Vallarta is what's within half an hour in either direction, and most of it is small.

  • Sayulita is twenty to thirty minutes from Punta Mita, and it's where you eat. Mary's Tacos and El Itacate for tacos, Barracuda for fish that came in that morning, Si Señor on its platform over the water, La Rustica for wood-fired pizza near the plaza, Chocobanana for the thing everyone's grandchildren order. Anchor Café has its devotees. Monkey Mountain starts nearby, a jungle climb with petroglyphs along the way on ground sacred to the Huichol.
  • San Pancho is a few minutes further north, maybe ten by car from Sayulita. On Tuesday mornings from November through June the Mercado del Sol fills the plaza until early afternoon.
  • La Cruz de Huanacaxtle, twenty-five minutes down the coast, holds its Sunday market at the marina from November to April, a couple of hundred vendors spread among the boats.
  • Bucerías, about twenty minutes from Punta Mita, runs a free art walk on Thursday evenings through the winter months and a farmers market on Wednesday mornings, both November to April.

One practical note that catches people out every season: Bucerías, La Cruz and Punta de Mita all run on Central Time with Puerto Vallarta, while the rest of Nayarit is on Pacific Time. Check which clock a reservation is quoted in.

Puerto Vallarta's airport is roughly forty-five minutes to an hour from Punta Mita along the coast highway, less to Bucerías.

If you want December, and you want it at the top end

High season on this coast is the dry, bright stretch from late autumn through spring, and it books out the way you'd expect. At the upper end of the Bahía de Banderas portfolio the houses stop being villas and become estates: Casa Brisa sleeps eighteen across seven bedrooms and prices by how many of those bedrooms you actually take, so a group of ten isn't paying for a group of eighteen. Rooftop PH Oasis, a four-bedroom penthouse at Surf Residences, runs over two levels with an infinity-edge pool and a second plunge pool on the roof, looking out toward the Marietas Islands. It's a serious amount of outdoor space for a four-bedroom.

And if the group is genuinely large, Casa del Faro puts ten bedrooms around a living area under a thirty-metre palapa on the beachfront, while Casa Koko has a poolside palapa and a spa in the house. Neither is remotely what you searched for. Both are what people end up booking when the headcount triples in November.

How we'd settle this

Tell us the real number of people and how they pair off, and we'll tell you which of these houses fits and what the whole week costs: villa, tax, staff, food, cars, transfers, activities and gratuities, in one figure, before you commit anything. We don't charge you a booking fee. Every villa we offer has been inspected by us or by a partner we trust, and our people in Punta Mita are minutes from the door if something needs sorting mid-stay.

If three bedrooms is genuinely the right size for your group, say so and we'll go looking. We hold around a hundred and seventy properties in Bahía de Banderas, and one advisor will stay with your trip from the first costing through to the drive back to the airport.
