Swimming and snorkeling in Terres Basses on a one-bedroom budget

Baie Rouge beach in Terres Basses, Saint Martin, with reddish sand and rocky outcrops at the end of the bay

Here's the straight answer: our Terres Basses collection is built around villas, and the smallest rate we publish in the area is a two-bedroom. If you want one bedroom and one bedroom only, you'll be looking outside what we hold here. But before you close the tab, there's something about how Terres Basses villas are priced that most people searching for a one-bedroom don't know, and it changes the arithmetic completely.

Several of these houses rent by the bedroom. You take the number of rooms you want, you choose which ones when you arrive, and the rest are locked off. The whole villa is still yours: the pool, the terrace, the kitchen, the gate. A couple booking a two-bedroom rate at a Terres Basses estate isn't sharing a thing with anyone. That's the reason a one-bedroom search in this particular corner of Saint Martin tends to be the wrong search.

Why the two-bedroom rate is the real one-bedroom

Sea Vous Play has four bedrooms, all of them ensuite and air-conditioned, all of them opening straight onto the pool terrace. The two-bedroom rate gives you the run of the house with two rooms unlocked, and you pick which two after you've walked in and seen the light. The housekeeper comes daily except Sundays and holidays. Beach towels are in the stack when you arrive, which sounds like nothing until you've rented a car at the airport and realised you need to buy towels before you can get wet.

Villa Amber works the same way, on two and a half acres of private grounds up behind a gated drive, with a wrap-around terrace and a caretaker who lives on site. Its pool is heated from mid-October to mid-April, which matters more than people expect: the Caribbean air is warm in January, the water in an unheated pool at seven in the morning is not.

Both sleep four at the two-bedroom rate. For two people who want a pool, a kitchen and nobody else in the house, that is a one-bedroom holiday with a spare room nobody opens.

The three beaches, and which rocks to swim toward

Terres Basses has three beaches worth your morning, and they are not interchangeable.

  • Baie Rouge is the snorkeling beach. Reddish sand, a long shoreline, and rocks at one end where the fish are. Heading east toward Bluff Point you reach David's Hole, a collapsed sinkhole with a reef running out a few hundred feet from shore and genuinely busy with marine life. You can rent gear at the beach. It's also good for bird watching, and quieter than that sentence makes it sound.
  • Plum Bay, or Baie aux Prunes, is the most secluded of the three and sometimes picks up surf. The snorkeling is off to the right. You reach it by turning off the main road at the Terres Basses guard house, where the guard waves you through, then driving past the houses to the sand. No amenities at all, so bring water and lunch.
  • Baie Longue is the long quiet one: swimming, sunbathing, snorkeling, almost nothing on it but sand.

Baie Rouge and Plum Bay sit about a mile and a half apart as the crow flies, reachable off the same road, so a lazy day can take in both.

Which villas actually touch the water

A pool with an ocean view and a path down to the sand are two different things, and in Terres Basses the difference is a flight of stone steps.

Estate Aquila, Capriolo, Cervo sits on the shore at Baie Rouge, which puts the reef end of that beach within a walk rather than a drive. That's the position to want if snorkeling is the point of the trip rather than a thing you'll do once. It's a twelve-bedroom estate, so it is wildly oversized for two people at full rate, but it stands for what beachfront means here: you carry a mask down, not a car key.

La Bella Casa looks the other way, over lawns and tropical gardens toward La Samanna and Baie Longue, and the view does something different morning and night. It rents down through smaller bedroom counts, and it will take five-night stays over Christmas week, which almost nothing in Terres Basses does.

Villa Mes Amis runs across five acres with sunset and ocean views, and publishes rates from thirteen bedrooms all the way down to nine. Château des Palmiers is the one built to feel like a hotel that happens to be entirely yours.

What to pin down before you commit

Three questions decide a Terres Basses booking, and bedroom count is only one of them.

Does the villa reach the beach on foot, or do you drive? Both are fine. Driving to Baie Rouge from a hillside house takes minutes and the parking is not a problem. But if you plan to snorkel before breakfast every day, say so when you enquire and we'll put you somewhere you can walk it.

Is the pool heated, and when? Not a vanity question in a villa where you'll swim at dawn. Villa Amber heats from mid-October through mid-April as standard, with heating optional outside those dates for a weekly fee.

What does the week cost, all in? We price the whole trip before you commit: villa, taxes, fees, staff, food, cars, transfers, activities, gratuities. One number, not a rate plus a list of surprises. No booking fee, and the same advisor stays with you from the costing through the stay, with partners on the ground here who know which beach has gear for rent this season.

The week around the water

Terres Basses is a gated residential area, so there is no village to wander into and that's rather the point. Marigot, with its market and food shopping, is ten to fifteen minutes out. Porto Cupecoy is closer still for dinner. Mullet Bay golf is about ten minutes, Maho and the bars at the end of the runway about fifteen, Philipsburg roughly forty. The ferry for Pinel Island is a drive of a bit over half an hour, and Pic Paradis is worth the trip across the island for a walk of under half an hour to the view.

Princess Juliana airport is close enough that you can be in the pool within the hour, traffic depending. Which is the argument for Terres Basses generally: you land, you clear the guard house, and the island stops being a logistical exercise.

So, where should you actually look?

If the trip is two of you, a mask and a pair of fins, start with the two-bedroom rate at Sea Vous Play or Villa Amber and treat the second room as storage. Both give you a private pool, a full kitchen, a daily housekeeper and a gate, at a bedroom count priced well below the full house. If snorkeling at Baie Rouge is the reason you're coming and you have the group to justify it, the beachfront estates on that bay put you on the sand without a car.

Tell us your dates and how many of you there are, and we'll come back with what's open and what the week costs in full.
