Terres Basses for the Culinary Festival: what to book

Baie Longue beach in Terres Basses, Saint Martin, long white sand curve and calm Caribbean water in late afternoon light

Here's the straight answer: Terres Basses is a villa enclave, not a studio-apartment neighbourhood. The houses we hold there start at two bedrooms and run to thirteen, and the ones built for small parties are rented as whole private homes with the spare bedrooms locked off. So the trip you're describing, two people, November, the Festival de la Gastronomie, is absolutely workable here. What's unlikely to be workable is a true one-bedroom listing at a Terres Basses address inside $250 to $400 a night during festival fortnight. If that number is the hard constraint, you're shopping outside the enclave. If the one-bedroom part is really shorthand for "we only need one bedroom, don't make us pay for a wedding party," keep reading, because there's a specific way these villas are priced that solves exactly that.

One bedroom is a need, not a product, in this neighbourhood

Several of our Terres Basses villas are sold at a reduced-bedroom rate. Villa Mes Amis, for instance, is listed at thirteen, twelve, eleven, ten and nine bedrooms depending on what you take. Other houses in the area work the same way: you pick your rooms on arrival, the rest are simply closed, and the house stays private to your group. Nobody else is in the pool. The practical effect is that a couple can occupy a large villa at a smaller-villa rate without the awkwardness of a shared-house arrangement.

Is that rate inside $250 to $400? For the smaller configurations in low-demand weeks, sometimes. For a beachfront estate during the second week of November, I wouldn't promise it. What I will do is cost the whole thing, villa, tax, staff, food, car, transfers, before you commit a dollar, so you're comparing a real number to your budget instead of a nightly teaser rate that doubles at checkout. There's no booking fee on top.

The festival happens in Marigot, and that decides where you sleep

The Festival de la Gastronomie runs November 11 to 22, 2026, its sixth edition, with the Culinary Village on Marigot's waterfront around November 13 and 15. The calendar spills either side of the enclave: a Taste of Sunrise warm-up at Loterie Farm on the 8th, One Night Only in Grand Case on the 10th, a barbecue in Marigot on the 15th, closing night back at Loterie Farm on the 21st. Programmes shift year to year, so check the tourist office listing before you book flights around a specific evening.

Here's why Terres Basses is the smart base for this particular trip and not just a pretty one. Marigot is eight to twelve minutes away. You can go to a tasting, drink properly, and be home in the time it takes to find parking in most Caribbean capitals. The airport at Princess Juliana is ten to fifteen minutes in the other direction, which matters when a festival flight lands late. Grand Case, where the One Night Only dinner happens, is further, roughly half an hour depending on traffic through the middle of the island. Plan that one as a proper evening out.

You will need a car. There are no restaurants inside Terres Basses itself beyond the dining rooms at Belmond La Samanna, L'Oursin, Corail and Laplaj, which take non-resident bookings with notice. Five minutes down the road at Baie Nettle there's Kalos on the sand and Mezza Luna for a quieter seafront dinner, plus Le Sand and Dreams. Five to ten minutes the other way is Porto Cupecoy, marina restaurants and a supermarket, which is where you'll end up provisioning.

Three ways to make this work, in order of how often it actually does

The pattern I'd suggest to a couple coming for the food:

  • Take a reduced-bedroom rate in a villa you'd otherwise never book. This is the move. You get the whole garden, the whole pool terrace, the whole kitchen, and you pay for the rooms you sleep in. Tell us your dates and we'll run the reduced-bedroom numbers across the Terres Basses houses that offer them and show you which ones land near your figure for festival week.
  • Shift the dates by a few days. The festival runs nearly two weeks. The back half, after the Village weekend, prices differently from the opening days, and the closing night at Loterie Farm is arguably the better ticket anyway.
  • Keep the budget and move off the enclave. If $250 to $400 all-in is non-negotiable and the address is flexible, say so early and we'll tell you honestly rather than talking you into something that doesn't fit.

The kitchen is the amenity that decides this trip

You're coming to an island for twelve days of cooking, and you'll spend half your meals out. The other half is the test of the house. What I'd look for, specifically: a stove you can actually use, a dishwasher so nobody is scrubbing at midnight after the market haul, and a barbecue on a covered terrace. Villa Mes Amis has the barbecue, the dishwasher and the cooking basics in place, and sits on five acres above the water with the sunset views the Terres Basses houses are built for. La Bella Casa looks across to La Samanna, Baie Longue and the open Caribbean from lawns and tropical garden, with a full kitchen and an outdoor pool.

The other thing worth knowing: air conditioning, linens and a television are standard in these houses, so they're not a differentiator, and a listing that leads with them is padding. What differentiates is staffing, and that's where the festival angle gets interesting. A private chef in the villa for one night, cooking what you bought in Marigot that morning, is a better souvenir of a culinary festival than another restaurant table. We arrange chefs, concierge and airport transfers through named partners on the ground, and it all goes into the same upfront number as the house.

If you want the beach rather than the programme

Terres Basses has three beaches inside the gates and they're not interchangeable. Baie Rouge is the dramatic one, headlands and sunsets. Baie Longue is the long white stretch, a three-minute drive from inside the enclave. Baie aux Prunes, which everyone calls Plum Bay, is rougher water and draws surfers. For swimming and lazy snorkelling, Baie Longue in the morning before the breeze gets up.

Estate Aquila, Capriolo, Cervo sits directly on the shore at Baie Rouge with its own outdoor pool and garden, which is as close to the water as this enclave gets. It's a big house. But if there are four or six of you and the budget breathes a little, a reduced-bedroom rate at a beachfront villa during festival week is a genuinely good use of money: you're buying the one thing Terres Basses has that nowhere else on the island does, a private beach-level terrace within ten minutes of Marigot.

What to send us so the first reply is useful

One advisor takes your trip from the first quote through to the week you're there, so the more specific the first message, the faster this converges. Copy this:

  • Travel dates, and whether they're fixed to a festival event or flexible by a few days
  • How many people, and how many bedrooms you genuinely need
  • Your all-in nightly budget, and whether that includes food, car and transfers or just the house
  • Beachfront or hillside with a view, if you have a preference
  • Whether you want a chef in the villa, and for how many nights
  • Which festival events you're trying to attend, so we can tell you what the drive looks like from each house

We'll come back with the reduced-bedroom options that match, a whole-trip cost including tax, staff, food, cars, transfers and gratuities, and a read on whether your number works for that fortnight. If it doesn't, we'll say so.
