La villa es la parte fácil
booking villas full-time
of families, most of them multi-generational
with people on the ground in each
we're paid by the villa, not by you
You already know the villa will be beautiful. That's not the problem.
The problem is the things nobody puts on a listing page.
Whether it costs what you told everyone it would cost.
The rate you see is rarely the price you pay. Accommodation tax, service fees, staff, groceries on an island where a bag of limes is twelve dollars. We price all of it up front, so the number you give your family is the number they pay.
Whether it works for your mother.
Villa photography is shot from the flattering angle. We'll tell you how many steps there are from the driveway to the bedroom, whether the primary suite is on the entry level, and whether the beach out front is swimmable or just photogenic.
Whether someone answers the phone.
The air conditioning fails at eleven at night on an island you've never been to. That's the moment this is actually worth something, and it's the reason to have a person instead of a booking form.
Four Steps: The First One Is Free and There's No Catch
Tell us the group.
How many, what ages, roughly when, roughly what you'd like to spend. Two minutes. No sales call, unless you want one.
We cost the trip.
Not a villa rate. The whole week. Villa, tax, fees, staff, food, cars, transfers, activities, gratuities. Line by line, in writing, with our assumptions shown so you can argue with them.
We find the houses that fit.
Usually three. We'll tell you what's wrong with each of them, because there's always something, and you should hear it from us rather than find it on day two.
We run the week.
Chef, provisioning, transfers, boat day, the restaurant that's booked out. And a phone number that works at eleven at night.

The Places We Know Properly
We have people on the ground in each one. Everywhere else, we'd be guessing, and we'll tell you so.
Turks & Caicos
Grace Bay is just the beginning. The best villas aren't on the beach strip.

St. Barts
St. Barts is worth the money, but only in the right house, in the right month.

Punta Mita
Punta Mita rewards insiders. The right villa changes everything.

St. Martin / St. Maarten
Two sides, one island. Knowing where to stay is everything.

Barbados
The Platinum Coast delivers, if you know which villas are worth it.

Casa de Campo
Resort-style Caribbean with a twist, but not every villa justifies the rate.

Nightly rates below are the villa only. A full week for twelve people usually lands 30 to 50 per cent above the rate once tax, staff, food and cars are counted.
We have been inside all three.

View VillaWhat You Get That a Listing Site Can't Give You
On the big booking sites, anyone can list a house and nobody has stood in it. The photographs are the best twelve minutes of that property's year, and if something goes wrong at eleven at night you are emailing a form.
We work a small number of places properly instead. That means we can't help you with most of the world, and it means we can tell you the truth about these six.
We turn houses down
We only offer villas we've been inside, or that a partner we trust has been inside this year.
People on the ground
20 destinations, a named local partner in each. If we don't have one, we say so.
One person, start to finish
The same advisor costs your trip, books it, and answers the phone during it.
You don't pay us
Our fee comes from the villa. Your price is the same as booking direct, or lower.
The Week Itself Is the Hard Part
Twelve people need to eat three times a day, arrive on four different flights, and agree on one boat day. We book the chef, order the groceries, meet the planes, and hold the restaurant tables you'd otherwise call about at seven in the morning.
Most of this is included in what the villa already pays us. Where a cost is yours, it is in your costing before you agree to it.

We've booked through many luxury services, but none compare to the level of care and attention Personal Villas provides. They truly understand what matters.
