Picking a five-bedroom villa in Terres Basses

Pinkish sand and turquoise water at Baie Rouge beach in Terres Basses, Saint Martin, with cliffs to the west

Three houses in our Terres Basses portfolio will give you five bedrooms, and they are not variations on a theme. Villa Sandyline sleeps ten across an estate with a tennis court and two heated pools. Mandalay also sleeps ten, sits on the hillside above Plum Bay, and is the quieter, more domestic of the two. And Le Caprice, a seven-bedroom house above Baie Rouge, can be taken as a five-bedroom rental, which is a different proposition again: a big house with rooms locked off, a private path down to the sand, and an infinity pool looking at the Simpson Bay lagoon.

The choice between them comes down to how your group behaves, not how many of you there are. Below is what actually separates them.

Ten guests, two very different houses

Sandyline and Mandalay both sleep ten, and that is where the similarity ends.

Sandyline is a two-hectare estate, and the five-bedroom rate is a configuration rather than the whole house: there are seven bedrooms, you choose which five you want on arrival, and the rest are locked off. The estate is still yours. It has two heated pools, a lit tennis court, a gym with cardio machines, a hot tub, and Philippe Starck furniture outside. There's a caretaker living on site and a housekeeper every day except Sundays and holidays. Over the Christmas holiday the house includes a chef preparing two meals a day, ingredients and drinks on you. If your group plays tennis at seven in the morning and wants somebody else running the house, this is the one to look at first. Note that the calendar has been blocked from late June to mid-October for a full renovation of both pools and a redesign of the rock features.

Mandalay is a house, not an estate, and it reads that way. Five bedrooms, five and a half baths, all en suite, four with king beds and the fifth with two singles, which makes it the easier of the two for a family travelling with kids who shouldn't be on a different terrace from their parents. The pool is ten metres square, L-shaped, with a shallow sloping entry at one end rather than just steps, which matters more than it sounds if small children are swimming. It's cut into the hillside with the ocean and the sunsets off Plum Bay in front of it, and Plum Bay itself is within walking distance, which is unusual here. A paddle court is going in.

Why you might book a seven-bedroom house for five bedrooms

Because of where it sits. Le Caprice is on a promontory above Baie Rouge with 270-degree views and its own garden path down to the beach, which in Terres Basses is close to the whole game. Almost nothing here is walkable, and a house with its own way to the sand changes the shape of a week.

It rents as a four, five, or seven-bedroom villa. One thing to be clear about before you fall for the photographs: the master suite sits in a separate cottage with a seafront terrace, jacuzzi and outdoor shower, and the four and five-bedroom rates don't include it. That cottage is the best room in the house, and it's only on the table at the six and seven-bedroom rates. If your group has a couple who are paying more and expect the best room, take the bigger configuration or take Mandalay.

The rest of Le Caprice is the strongest cooking-and-entertaining setup of the three: a mosaic infinity pool over the sea and the lagoon, a gazebo for the shaded afternoon, a covered BBQ area with a wet bar, indoor dining for twelve, and a kitchen with two Liebherr refrigerators and a wine cooler. Chef service here has to come through Chef Franky Boullet or his team, which is a constraint rather than a drawback: it's a house that expects to be cooked in.

The quick comparison

  • Villa Sandyline, 5 bedrooms, sleeps 10. Tennis court, two heated pools, gym, hot tub, on-site caretaker. Five of seven bedrooms, your pick on arrival, the estate still exclusively yours. Pools under renovation from late June to mid-October.
  • Mandalay, 5 bedrooms, sleeps 10. Hillside above Plum Bay, which is within walking distance. One king-heavy layout plus a twin room, all en suite, and a pool with a shallow beach entry. Paddle court coming.
  • Le Caprice, 7 bedrooms, sleeps 14, rentable as a five. Beachfront above Baie Rouge with a private path down. Infinity pool over the sea and the lagoon. The cottage master is excluded from the five-bedroom rate.

What the group looks like matters more than the headcount

Ten adults who want their own doors: Sandyline's bedrooms are mostly reached from outside, which is a real feature when four couples are keeping different hours. Nobody walks past anyone's bed at six in the morning.

A family with young children: Mandalay, for the twin room, the interior access to every bedroom, and the sloping pool entry. If you need more room than ten beds allow but still want the house to feel like one household, look at Le Caprice in a larger configuration rather than squeezing a five.

A group that is going to grow: this is the quiet advantage of the flexible houses here. Several Terres Basses villas price by configuration, so if two more friends commit in March you move up a tier at the same house instead of starting the search again. Le Caprice runs four, five, or seven. Sandyline runs four or five in low season, then six and seven. The same logic scales right up the street: Villa Mes Amis is a thirteen-bedroom cliff-top estate that rents from seven bedrooms upward, with the unused rooms simply locked.

A week here needs a car, and a plan for dinner

Terres Basses has essentially no restaurants inside it. The exception is La Samanna, which takes non-residents by reservation; its beachfront restaurant, LAPLAJ, faces Baie Longue. Everything else is a drive: Porto Cupecoy on the Dutch side for a supermarket and waterfront dinners, five or ten minutes out; Marigot about ten minutes the other way; Grand Case, where Ocean 82 does fish properly and Il Nettuno sits over the water, further along the north coast. A rental car isn't a nice-to-have, it's how the week functions.

Which is the argument for doing the dinner question before you arrive. Baie Rouge has Gus' Beach Bar and Grill and Chez Raymond on the sand if you want lunch without a plan, but a villa week with ten people eating three times a day runs better when the chef nights, the provisioning and the one big boat day are booked in advance. We arrange chefs, grocery provisioning, airport transfers, boat charters and restaurant tables, and there's an overnight number if something goes sideways at eleven at night.

How to actually decide

Tell us the dates, the headcount, and whether your group skews couples or families, and we'll cost the whole week against all three houses: villa, tax, fees, staff, food, cars, transfers, activities and gratuities, in one number, before you commit anything. The same person who prices it books it and runs it. There's no booking fee to you.

These are popular houses and the owners want availability confirmed before a request goes in, so message us first with your dates rather than submitting blind. If none of the three lands, Terres Basses has more villas than these, and we'd rather point you at the right one than sell you the one that's free.
